I entered real estate at 19 without family in the business, a built in network, or a traditional path into the industry. So I built my own. Today that includes Joe's Homes, the platform you're reading this on, and a business built around strategy, technology, local knowledge, and finding my clients an advantage wherever one exists.

I didn't grow up in real estate.
My interest in real estate started with the stock market. I began investing at 14 and became fascinated by finance, businesses, and the idea of owning assets that grow over time. That led me to real estate investing, and shortly after turning 19, to getting licensed.
There was one problem. I didn't come from a real estate family. No database of homeowners, no family friends waiting to list with me, no team feeding me business.
I learned quickly how hard this business is when nobody knows who you are. So instead of waiting for a network to find me, I started building one.

02 / The platform
From a commission check to Joe's Homes.
Most real estate websites are built from a template. This one wasn't.
About a year in, I used money from one of my first commission checks to start buying real estate domain names and experimenting with websites. That experiment became Joe's Homes: a custom platform that attracts buyers and sellers organically, without depending on paid advertising for traffic.
I still personally work on much of the technology behind it. Every community I feature is one I've walked, researched and photographed. The listing data, the maps, the saved searches, the alerts: I built them because I wanted something better than what was available to me.
Which means I spend my days on the same questions I ask about a listing. Who are we trying to reach? What are they looking for? How do we get in front of them? What makes them act?
The website isn't separate from my real estate business. It's the clearest example of how I approach it.

Every building mapped, unit counts and neighborhoods included. Live MLS data, saved searches and alerts sit behind it, and I photographed all of the buildings myself.
This is the part most agents outsource. I built it.

Why you see me everywhere for condos.

Because Joe's Homes has become so visible for condominium communities, homeowners sometimes ask me: do you sell houses too?
Absolutely. If I could choose, I'd probably sell more single family homes.
The reason I invested so heavily in condominium content is simple. People looking at condos very often have a house to sell.
A downsizer may spend months researching communities, locations, fees, amenities and available units before they are ready to list the home they've owned for thirty years.
Most agents start looking for that homeowner after the decision is made. I decided to be useful to them long before it.
That is the same thinking I bring to an individual listing.
Communities like The Village at Canter Brook Farm in Hamilton and Hawthorne Point in Gloucester are where that work started.
04 / Selling
Selling a home is a marketing problem.
Putting a property into MLS is the easy part. The questions that actually decide your outcome come before that.
- Who is the likely buyer?
- What else are they considering?
- Where will they find this property?
- What makes this home different?
- How should we position it?
- What do we do before launch?
Sometimes the answer is price. Sometimes it's presentation, photography, video, timing, digital distribution, or simply understanding what the buyer on the other side is likely thinking.
Every property isn't the same, so every property shouldn't be marketed the same. My job is to figure out the strategy for yours.

I'm in my year in real estate and serve as both a REALTOR® and Broker Associate with RE/MAX Bentley's. Starting young gave me something unusual: real transaction experience alongside a completely digital native view of the business.
I've built websites, written code, studied search behavior, analyzed markets, photographed communities, and worked with buyers, sellers, investors and developers across Massachusetts. I'm still refining all of it.
Technology is part of that. Data is part of it. Marketing is part of it. None of it replaces the actual job: answer the phone, give good advice, solve problems, protect your client's interests, and take the responsibility seriously when someone trusts you with one of the largest financial decisions they will make.

The North Shore is where I built this business, community by community, with particular depth in condominium developments, single family homes, downsizing and relocation. Boston is the newest chapter, and I'm covering its buildings the same way.
Joe's Homes also gives me an unusually detailed view of what buyers are actually searching for: which communities attract attention, which properties generate real interest, and how people move through a home search long before they schedule a showing.
